Rental Application

Instructions for Completing the Rental Application:

1.  Please direct all questions related to this application to Frankly Coastal Property Management, LLC at [email protected] or call 727-799-0031 for assistance.


2.  The Pura Vida House Rules are provided below.  All adult occupants of the building must read, understand, and agree to abide by the Pura Vida House Rules at all times for themselves and all accompanying minors.


3.  Please complete all questions on the application form.


4.  After submission of the application, Frankly Coastal will send a "Screening Release Form" for the background check.  (In the sole discretion of Frankly Coastal, results from a third party background check, when presented to Frankly Coastal, may be deemed sufficient and therefore may not need to be duplicated.)  A separate "Screening Release Form" must be signed by each renter over 18 years of age and sent back to Frankly Coastal.

5.  Application processing requires a nonrefundable fee:
1-2 adult renters, fee is $100
3-4 adult renters, fee is $200
5-6 adult renters, fee is $300

6.  In addition, Frankly Coastal will need to receive a copy of the lease and photo identification for all adults.  (In the sole discretion of Frankly Coastal, these additional application requirements, when forwarded from a third party rental service, may be deemed sufficient.)

MINIMUM TIME TO APPROVE APPLICATION IS APPROXIMATELY 10 BUSINESS DAYS AFTER RECEIPT OF ALL REQUIRED APPLICATION MATERIALS INCLUDING SIGNED RELEASE FORM(S) FOR BACKGROUND CHECK, PAYMENT, COPY OF PHOTO ID'S OF ALL ADULTS, AND COPY OF LEASE.

Pura Vida House Rules for all Owners, Renters and Guests

The House Rules of The Pura Vida Residences Condominium Association, Inc. are subject to change by the Board of Directors as deemed appropriate and necessary, and will be applied uniformly to all homeowners, lessees, licensees, and guests.  The Board of Directors shall be permitted (but not required) to grant relief to one or more Unit Owners from specific rules upon written request and good cause shown, in the sole opinion of the Board.  Nothing contained in these rules will serve to take precedence over the condominium documents: Declaration of Condominium, By-Laws, Articles of Incorporation, Rules and Regulations, or Florida Statutes. 

Unit Leasing and Licensing 

There is a 30-day minimum period per lease or license.  All advertisements must state this 30 day minimum. The Property Manager and Board of Directors of the Association will not approve of a lease or license of less than 30 days. Subleasing and subletting are prohibited. Maximum occupancy is two persons per bedroom, subject to unit owner penalty if maximum occupancy is exceeded.

Parking 

Each unit is assigned two garage parking spaces for use.  Unauthorized use of a parking space is subject to the vehicle being towed at the vehicle owner’s expense. Vehicle owners are responsible for any damage done to the building or building equipment.

Pool and Spa Area 

The pool and spa are available for use by all residents, renters, and guests.  We would like everyone to take note of the posted rules for the pool and spa.  Pool occupancy is limited to 20, and spa occupancy is limited to 8.  No food or beverages are allowed in pool, spa, or on wet deck.  No animals are allowed in the pool and spa area.  No glass containers are permitted.  Children under the age of 12 must have adult supervision.  Please be sure to clean up, remove any trash and take any personal items when you leave the area.

Club Room

The Club Room is available for use by all residents, renters, and guests.  Children under the age of 12 must have adult supervision.  Please be sure to turn off the television, clean up, remove any trash, turn off the lights, and take any personal items when leaving.  The Club Room is available for private parties and gatherings based on schedule availability and approval of the Board. 

Fitness Room

The fitness room is available for use by all residents, renters, and guests.  Children under the age of 12 must have adult supervision.  Please be careful to not drop weights onto the floor as noise travels throughout the building and is a nuisance to others.  Please be sure to wipe down all equipment after use, turn off all equipment, televisions, and lights and take any personal items when leaving.

Grilling

Grilling or cooking of any kind is prohibited on the balconies and terraces.

Elevator 

The elevator is for use by all owners, renters, and guests.  Please keep children from playing in the elevators as this is not safe and is a disturbance to other occupants.  Also, dry off before entering the elevator as the floor can get wet and slippery and create a hazard to others.  If you happen to spill something in the elevator, please clean it up. 

Passageways

No personal property is to be stored in any passageway.  Ingress and egress passageways are not to be obstructed.

Noise

Noise disturbances of any kind by any unit occupant will not be tolerated.

Trash 

Trash chutes are located on each floor just outside of the door to the exit stairwell by each unit.  All trash should be in closed trash bags.  Items too large for the trash chute should be taken down to the garbage room on the first-floor parking area.  Recycling is recommended and recycling bins are located in the first-floor parking garage.  Cardboard boxes should be flattened prior to placement in an appropriate receptacle.

Balconies and Terraces 

No articles other than patio-type furniture are permitted on balconies or terraces, including no bicycles, no motorbikes, and no laundry.  No towels and articles of clothing should be hung on balcony or terrace railings.  No sweeping of dirt, or throwing of any items from balconies or terraces.  When cleaning a balcony or terrace, no water or cleaning product should drip down from the edge onto the building or unit below.  No cooking or grilling of any kind is permitted on any balcony or terrace.  

Peaceful Occupancy

Please be advised that Pura Vida is a residence, not a hotel.  Peaceful behavior, respectful of others is appreciated and required.  Any behavior deemed to be a nuisance in accordance with our Declaration, By-Laws, and/or Rules and Regulations will not be tolerated.
